Build Process
Here is where the ACREA Homes difference really stands out. As each of these stages unfolds, our site supervisor will keep you fully “in the picture” to take you along the journey with a sense of comfort and satisfaction.
STAGE 1
SITE PREPARATION
This stage involves clearing the block of all rubbish and obstructions. Sometimes it may also involve earthworks such as retaining walls if the land has a slope or if the home design requires the profile to be changed. The site is then pegged out by a surveyor to show the “footprint” of the house on the site.
STAGE 2
SLAB
The slab foundation that supports your home is the first “real” part of the construction which emerges from the earth. Before the concrete is poured, the plumbing needs to be laid. Once this and the boxing out of the slab is completed, the slab can be poured in accordance with the design engineers specifications to ensure it will last the test of time.
STAGE 3
FRAMES AND ROOF TRUSSES
Frames are generally pre-fabricated away from the site. As a consequence it’s amazing to see how quickly it is assembled on site; generally only two or three days. Once the framing and roof trusses are in place you can walk around the house to get a real feel for each room.
STAGE 4
ROOFING
The roof is the next task completed typically with roof tiles or Colorbond. Once completed, everything beneath it – the frames and even the slab – is protected from the elements.
STAGE 5
EXTERNAL CLADDING
With the external cladding completed, what used to look like a skeleton suddenly has a skin. It now looks like a “real” house from the outside. Now that we have established full protection from the elements we can focus on the inside.
STAGE 6
ROUGH INS
All the “invisibles” – the electrical wiring and plumbing are now installed within the wall and (where applicable) ceiling cavities throughout the house.
STAGE 7
INTERNAL LININGS
This involves insulation being installed into the walls and ceilings closely followed by the plaster. Once completed you are standing in the actual room spaces providing an excellent feeling of progress. You can imagine putting the furniture just “there” and “there”.
STAGE 8
WATERPROOFING AND TILING
The “wet” areas (bathrooms, kitchen, etc) will be waterproofed in preparation for the tilers to commence.
Typically at the same time, carpenters install all the timber-work such as skirting boards, architraves, door jams, doors and kitchens.
STAGE 9
LOCK UP
Lock up is achieved when all external doors
(including garage doors) are in.
STAGE 10
PC FITOUT
The term PC stands for “Prime Cost”. It relates to the installation of fittings such as tapware, bath, mirror, vanities and other accessories.
STAGE 11
PRACTICAL COMPLETION
This is the point in time when a formal inspection by the owner is conducted with the site manager to identify any items which still require attention. You will walk through the site methodically to ensure the entire house is inspected. The expectation is that only minor items such as paint touch ups, etc are required at this stage.
STAGE 12
HANDOVER
This takes place when you are satisfied the construction has been completed faithfully to your plans and expectations. After the final payment has been made, the keys are handed over and your new life can begin.
