Step 1: Site Preparation
This stage involves clearing the block of all rubbish and obstructions. Sometimes it may also involve earthworks such as retaining walls if the land has a slope or if the home design requires the profile to be changed. The site is then pegged out by a surveyor to show the “footprint” of the house on the site.
Stage 2 : Slab
The slab foundation that supports your home is the first “real” part of the construction which emerges from the earth. Before the concrete is poured, the plumbing needs to be laid. Once this and the boxing out of the slab is completed, the slab can be poured in accordance with the design
Stage 3:Frame/ trusses
Frames are generally pre-fabricated away from the site. As a consequence it’s amazing to see how quickly it is assembled on site; generally only two or three days. Once the framing and roof trusses are in place you can walk around the house to get a real feel for each room.
Stage 4: Roof
The roof is the next task completed typically with roof tiles or Color bond. Once completed, everything beneath it – the frames and even the slab – is protected from the elements.
Stage 5: Cladding
With the external cladding completed, what used to look like a skeleton suddenly has a skin. It now looks like a “real” house from the outside. Now that
Step 6: Rough-Ins
All the “invisibles” – the electrical wiring and plumbing are now installed within the wall and (where applicable) ceiling cavities throughout the house.
Stage 7: Linings
This involves insulation being installed into the walls and ceilings closely followed by the plaster. Once completed you are standing in the actual room spaces providing an excellent feeling of progress. You can imagine putting the furniture just “there” and “there”.
Stage 8: Waterproofing
The “wet” areas (bathrooms, kitchen, etc) will be waterproofed in preparation for the tilers to commence. Typically at the same time, carpenters install all the timber-work such as skirting boards, architraves, door jams, doors and kitchens.
Step 9: Lock up Stage
"Lock up" is a construction milestone achieved when all external doors, including garage doors, have been installed. This step ensures security and weather protection for the building, allowing interior work like electrical and plumbing installations to proceed with safety and shelter from the elements.
Stage 10 : PC fit out
Insulation is like the cozy jacket for your house, keeping it warm in winter and cool in summer. When we talk about "PC," which means "Prime Cost," we're talking about the budget for things like faucets, bathtubs, mirrors, sinks, and other home accessories.
Stage 11: Completion
During this critical phase of the project, the owner and site manager embark on a comprehensive inspection of the entire house, with the expectation that they may encounter minor tasks, such as paint and minor touch ups.
Step 12: Handover
This takes place when you are satisfied the construction has been completed faithfully to your plans and expectations. After the final payment has been made, the keys are handed over and your new life can begin.
